Whether you have one rental property or an expanding portfolio you’ll tend to develop some strategies that work best. This is what I have found to be the best strategies for painting rental properties whether you do it yourself or hire someone.
When is comes to the type of paint there are many types of sheen to choose from:
I prefer to paint the ceiling, walls, trims the same colour in semi-gloss for one main reason. By painting the wall and ceiling the same colour you eliminate the need to tape, which whether you DIY or hire for the job you save time and money. Another reason is that by using a semi-gloss sheen if the walls get dirty then can be cleaned with soap and water or a magic eraser.
I usually have one accent wall which I make a light grey in flat. Having an accent wall brings some colour to the unit and I allow the tenants to paint it if they want instead of painting of whole unit.
I keep the colours the same in all my rental properties. This enables me to buy in bulk but it also allows me to not have to worry about what type of paint to use for touch ups, its always the same!
