Recently the City of Oshawa passed a provision regarding multi-family units. The provision allows for any property in the city to become a duplex as long as their is an existing kitchen and en-suite in the property already. The only area of the City that is exempt from this provision is the area surrounding Durham College and University of Ontario Institute of Technology main campus which can be viewed in the attachment below.
This provision is a game changer for a number of reasons but mainly because it applies to ANY property type regardless of frontage, parking spaces and whether it is detached or not. This will result in a lot more duplexes becoming legalized in the city thus opening up even more opportunities for investors.
The previous grandfathering rule regarding duplexes used before Nov 1995 remains unchanged. If the property was used as a duplex before that date and you can prove it, you can legalize the unit regardless of area, etc.
